Rates

  • All rates are quoted and charged in EUR, inclusive of VAT at the current rate.

  • Alternative currency rates are indicative only, based on current exchange rates, and may fluctuate.

  • Rates are subject to availability and may change.

  • Special offers and certain periods may have minimum stay requirements

Bookings & Payments

  • To confirm a booking, an initial prepayment is required.

  • The balance of accommodation charges and any additional costs must be paid according to the agreed schedule / before departure.

Bedroom Access

  • All bedrooms in the Big House are accessed by stairs only.

  • If you have specific mobility requirements, please contact us to discuss options.

  • There is a ground-floor bedroom available in the cottage.

Damage

  • Guests are responsible for any damage caused by accidental, deliberate, negligent or reckless actions.

  • Charges may include:

    • Cost of repairs or replacement

    • Deep cleaning

    • Loss of revenue if the space is unusable

Weddings – Non-Refundable Prepayment Schedule

Booking Fee & Payments

  • €2,000 at time of confirmation

  • €3,000 six months before the event

  • Finalise guest numbers. Settle venue fee and an allocation of food & drink costs.  10 days before the event

  • Remaining balance on departure (via transfer, VISA, Amex or Mastercard)

Exclusive Rental – Payment & Cancellation Schedule

Strict Schedule:

  • Non-refundable payments

  • 10% of B&B at booking (minimum €500)

  • 50% of B&B six months before arrival

  • 100% of B&B one month before arrival

Notes:

  • If reselling the house, it may be possible to hold dates without obligation depending on lead time.

Cancellations & Refunds

  • If you cancel or cannot attend due to circumstances outside our control, all payments made are non-refundable.

  • Partial refunds may be considered at our discretion if unspent or recoverable costs are available.

Self-Catering Cottage

  • 50% prepayment at booking

  • Remaining 50% due four weeks before arrival
